AECI Limited is a South African chemicals group and is listed on the JSE Securities Exchange. All land surplus to operational requirements and available for redevelopment in the short term has been sold. AECI Property Services (APS) now focuses mainly on managing AECI’s leasing portfolio in Modderfontein and Umbogintwini and on the provision of services at the Umbogintwini Industrial Complex in KwaZulu-Natal.
MODDERFONTEIN
The Modderfontein portfolio comprises approximately 59,000m2 in gross lettable area (GLA), consisting of industrial (45 000m2), and offices (15 000m2).
The portfolio comprises a unique offering of secure office and industrial rental opportunities within a scenic environment near main arterials and other commercial urban nodes. The industrial portfolio offers space from smaller workshops, warehousing, and light to heavy industrial. The office portfolio has a diverse offering from large to smaller offices with the potential for expansion.
The site also offers smaller land lease opportunities.
UMBOGINTWINI
Situated on the upper South Coast approximately 20km from Durban, the Umbogintwini Industrial Complex is a secure, well-developed industrial park with a more than 100-year history. It includes approximately 220 hectares of industrial land and 90 hectares in three conservation areas – Umbogavango, Vumbuka and Mamba Valley, all of which have been recognised as sites of conservation significance.
The Complex is a destination of choice for chemical, logistics and other users requiring industrial and office space. The site also offers smaller to large land lease opportunities. Bulk services for large industrial operations, including high voltage electricity, potable water, high pressure super-heated steam and effluent treatment.
The GLA is 519 500m2 consisting of industrial (47 500m2), offices (11 130m2) and land (460 870m2).
APS manages the site on behalf of its parent company, AECI, and provides a number of essential services, namely:

- Electrical Distribution
- Steam Provision
- Sewage works
- Water treatment works
- An inorganic wastewater treatment plant
- Well-equipped laboratory facilities
- A tank farm
- Security as required
Land in the industrial envelope is still available for the development of factories that fit the strategic objectives of safety, health and environmental standards for the site.
